Best (Semi-)public development

Zennestraal

Located in the centre of Brussels, the project replaces old sheds with a new mixed-use building combining a school and 15 flats. The design harmonises with its dense urban context, balancing architecture, acoustics, and community engagement. Housing fronts Zennestraat, while the school occupies the inner area and a transparent ground floor that connects to the neighbourhood. Freestanding volumes optimise daylight and reduce noise. The project fosters interaction while managing diverse users.

Best Residential Development

The Bunch

In the heart of Antwerp’s revitalizing Stuivenberg district, LIFE and BPI have transformed a former industrial brewery site into a vibrant co-living, working & studying hub. Rooted in the site’s industrial heritage, the project aimed to preserve the iconic brick structures while introducing a mix of housing typologies. A lush courtyard and passerelle structures fosters community interaction, while shared amenities and Martin Offices create a dynamic, creative ecosystem.

BEST commercial Development

Montevideo

Montevideo is the transformation/rebuilding of a historic warehouse into a multi-tenant state of the Art office building. Once used to store South American goods for over a century, the iconic red brick sheds and blue-and-white stone façades are surrounded by docks. The 9,500 m² site comprises offices, a conference center and underground parking. The building combines protected heritage with the highest level of sustainability, design in architecture & vegetation, smart technology and comfort.

BEST LOGISTICS AND INDUSTRIAL DEVELOPMENT

Westgate

WestGate transforms the former Corelio printing site in Groot-Bijgaarden into a multifunctional business campus. Existing structures were upcycled into flexible offices, SME units, showrooms and production spaces. The campus offers shared facilities, including meeting rooms, lunch areas, flexible storage and rooftop padel courts, all within a green and sustainable environment. WestGate combines functionality, flexibility and inspiring design, creating a modern and sustainable destination.

PUBLIC PRICE

Leopoldskazerne

The Leopoldskazerne is a conversion and renovation of a closed 19th-century military site into an open, mixed-use urban district embedded in Ghent’s fabric. Once an introverted fortress, it now acts as a connector and destination for residents and visitors. At its core, one of the city’s largest paved squares is reimagined as a neighborhood park, flanked by a second green garden. Living, working and leisure go hand in hand in this urban ensemble.
