The competition for 2026

The competition is open to all real estate developments in Belgium that meet the criteria as stated below.

Categories

Eligibility criteria:

• Located in Belgium. */**
• The project must have a minimum gross above-ground floor area of 4.000 m². *
• The project must have a minimum gross above-ground floor area of 2.000 m². **
• Provisional delivery between the 1st of January 2025 and the 31st of October 2026. *
• Provisional delivery between the 1st of January 2024 and the 31st of October 2026. **
• The project involves the meaningful and substantial reuse, reconversion or integration of the existing building fabric. Retaining only isolated landmarks, artefacts or decorative elements is not sufficient to qualify. Formal heritage recognition is not required. **
• Each project may only be entered in one category. In case of doubt about the most appropriate category, participants may contact resawards@res-vzw.be for guidance.

How to apply

• Submit the Entry Form no later than the 15th of November 2026 at this website
• In November 2026, an independent and professional jury will shortlist 3 nominees per category
• On the 4th of February 2027, the finalists will pitch their projects to the jury
• The winners will be announced at the Award Ceremony on the 18th of February 2027
