Best (Semi-)public development

Egied van Broeckhovenschool

In the multicultural area around the West Station in Sint-Jans-Molenbeek, in the buildings of the former Vandenheuvel brewery, the Egied Van Broeckhoven School opened recently. The brand-new school literally places itself into the existing urban fabric. This refurbishment project contains high social, urban, educational and sustainable ambitions. The construction of the school was realized within the DBFM procedure of the Flemish Government, making it the first to be completed and operational.

Best Residential Development

CityGate

The CityGate I – Marchandises development combines housing with multiple activities in modular spaces, offering flexible areas for commercial, office, and service purposes (workshop areas), along with a new private roadway along the railway track. It features community gardens and an interior green courtyard. Three architecture firms designed different sections of the development, unified by a common concrete brick grid. Each section has its own architectural identity, incorporating wood, plaster, or corrugated metal elements into the façades. The varied functions within the building foster an active communal environment, adding value to each space.

BEST commercial Development

ZIN

In partnership with “Het Facilitair Bedrijf van de Vlaams Overheid”, Befimmo’s ZIN project aimed to transform Towers 1 and 2 of the WTC complex in the northern area of Brussels. ZIN pioneered the use of circular, cradle-to-cradle certified concrete repurposed from the demolition of the former WTC towers. The project’s verdant features include a lush rooftop garden and a public greenhouse that enhances biodiversity and offer serene spaces within the bustling city. ZIN also combines diverse functions: housing, working, and living. These functions are intertwined like the stripes of a zebra, leading to what is known as the “zebra concept”.
